Well, I'm 77 now, so that makes my two knee replacements seven years old. My little dog, a ten pound Havanese, walks me around the block two or three times a day if the weather is agreeable. Once around the block is .4 miles, so three times a day [more]

Boiling water right out of your tea kettle often works on individual weeds.

And if you decide to try vinegar, Costco sells it in two gallon jugs, which I buy to use in the laundry.

With the "life estate," you do get the stepped up basis. It's the advantage of that process. Otherwise my father could have just gifted his house to me outright.
