Re: Rental Income in LLC?

Its a no brainer to put your rental in an LLC just to limit your liability. Any tax benefits are just a bonus.

I have several rentals in LLCs. DW & I are currently in the 39.6% bracket. I am interpreting that everything would be

Also note, for those who don't have Pre-Check already, you can get it at no charge if you have a CAC (military ID).

Is that only for active duty or are retirees also able to do this?

Re: Global Entry interview

For those who don't want to pay the extra $15, there is a Mobile Passport app that is quicker than the usual Customs line. Caveat that I'm not sure if it can be used at every airport. Also note, for those who don't have Pre-Check already, [more]

I have friends who have used them. It seems like their experiences are not consistent across the board. It seems to depend on where the tour is (or maybe who is leading the tour). I did consider them for a trip to Greece several years ago but found [more]

Frequent flier miles typically aren't difficult to use for, well, frequent fliers. For people who take maybe one big trip a year to a specific place around a specific time, it can be hard to redeem. I take more trips than I have miles so it's [more]

Re: Finally took the plunge

Did you form an LLC to put your rental property into? Some people may say its overkill but it does help with liability (thus the name). And there are some things that you can do easier as a business than as a person.

One rule of thumb I was told and that has held relatively true in my experience, plan on having a 10% vacancy rate. So you might want to have some reserve to pay for 2 months worth of expenses, i.e., mortgage, insurance, utilities, etc. on top of [more]
